Formula:

The formula to calculate Floor Space Index (FSI) or Floor Area Ratio (FAR) is straightforward:

FSI = (Total Built-up Area of all Floors) / (Total Plot Area)

Where:

  • Total Built-up Area: The sum of the covered areas of all floors in a building, including basements, stilt parking, and other specific areas as defined by local municipal bylaws.
  • Total Plot Area: The entire area of the land parcel or plot on which the building is constructed.

Example: If your plot area is 2000 Sq. Ft. and the total built-up area across all floors is 2500 Sq. Ft., then the FSI is 2500 / 2000 = 1.25. This ratio helps determine the intensity of land use.
